These systems are designed to activate during a fire, which gives people time to escape and may reduce the amount of fire and its damage; however, fire sprinkler systems must be properly maintained in order for the devices to work.

Superior Landscapes will be inspecting the back yard irrigation systems on Monday, November 16th and Tuesday, November 17th. Work will be done between 8:00 am and 5:00 pm. All residents must leave their fence gates unlocked. Pets may not be left in the back yard. If you are renting your home, it is your responsibility to notify your tenants to leave the gate unlocked and to keep pets inside the home.

Greetings! Did you know? Dog owners are required to keep their dogs on a leash any time the dog is outside of your home or fenced in yard. Not only do the HOA’s deed restrictions have a leash rule, but it is the law in the City of Frisco. Even if your pet is very well trained and very friendly, it still must be on a leash. Not everyone you encounter in the neighborhood is comfortable with any type of dog, whether it is on a leash or not. Some dog owners are wary of other people’s dogs. They may feel threatened physically by a barking dog, an overly-friendly dog that jumps up on people or a dog that appears to be aggressive. Others have no way of knowing if your dog is friendly or not. And not all dogs are friendly to each other! Keeping your dog on a leash ensures a measure of control for all involved.

The pool will be open Saturday, May 16th through Sunday, September 27th. Pool monitors from Texas Industrial Security (TIS) have been hired by the HOA and have the authority to enforce the pool rules. Please review the enclosed rules with all members of your household. The rules are also posted at the pool. The pool rules are in force at all times to ensure the safety and enjoyment of our residents. It is important that residents and their guests understand that if they are unable to abide by the rules, they may be asked to leave and may risk losing their privileges to use the pool. Please do your part in making the pool safe and enjoyable for all residents. If you do not have a pool key, please email Vanessa Burch at SBB Management, v.burch@sbbmanagement.com. Replacement keys cost $50.

A reminder to offsite owners that it is YOUR responsibility to communicate the deed restrictions of the community to your tenants, and make payment of any fines incurred. Also, according to our deed restrictions, owners shall give the Association, in writing, within 30 days of the effective date of such sale or lease, the name of the purchaser or lessee of the Lot. Some of the most common issues we have are trash cans being left out after the trash pickup day, not picking up after dogs, and back yards not being mowed. Also, the HOA does not have porter service and it is the homeowner’s responsibility to properly dispose of any unwanted items, materials from home improvement projects, debris from landscaping/tree trimming, etc. A reminder that commercial vehicles or vehicles with advertising are not allowed to be parked overnight in a driveway or on the street within the community. With your cooperation, these issues and others can be eliminated.

We still remain under the City of Frisco water restrictions. Please hand water your shrubs and trees during the allowed hours to supplement the irrigation system. A reminder that owners are responsible for replacing dead shrubs/trees. If you are replacing shrubs in the beds by your sidewalk or in between the driveways, ACC approval will not be required if you replace the shrubs with ones that are on the approved list in the design guidelines.
